Following its official legislation in October 2025, Malaysia’s Forest City Single Family Office (SFO) scheme has steadily accumulated regulatory approvals. While features such as a 0% tax rate for up to 20 years and a low entry threshold starting at an AUM of MYR 30M (~JPY 1 Billion) have drawn significant attention, practical execution faces major hurdles: annual operating costs, establishing local Substance (economic reality), and clearing Place of Effective Management (PoEM) tax risks with neighboring Singapore. (Note: All Malaysian Ringgit [MYR/RM] to Japanese Yen conversions in this report are calculated based on the reference rate of 1 RM ≈ 34 JPY as of late July 2026.)
